According to a recent report, June 2023 saw Michigan’s housing market hit a remarkable milestone with the highest median sales prices ever recorded since 2003. Yes, you read that right! The median price for residential homes in the lower peninsula soared to a whopping $244,000, marking an incredible 18.4% increase from last year. And just when you thought it couldn’t get crazier, these prices even outstripped June 2019 figures by a staggering 26.8%.
As the old saying goes, “you can’t get something for nothing.” This sentiment rings true in the current housing market, where demand is outpacing supply in a big way. Real estate guru Karen Kage, CEO of Realcomp, notes that while pending sales have dipped slightly, the reality is even more people are in the market than homes available. The result? A competition among buyers that’s driving those prices ever higher.
In June alone, pending sales dropped by 14%, yet the speed at which homes are flying off the market remains impressive. Homes listed and went pending within the same month were at a staggering 7,940, which accounts for almost half of all listings. In fact, about 63% of pending listings were off the market within just 30 days. That’s what you call a hot market!
One of the most jaw-dropping statistics from June was that homes were selling in an average of just 22 days, a blazing 63.3% faster than the previous year! Back in February, for instance, 85% of homes were snatched up in a single month. Can you even imagine? It’s a wild ride, and it doesn’t show signs of slowing down yet.
But hang on, it’s not just Michigan experiencing this whirlwind! Nationally, the housing market is ablaze as well. Nationwide, the median listing price grew by 10.3% over the previous year. This means that folks in most areas of the country are feeling the pinch of rising prices too!
Realcomp’s Kage is keeping a keen eye on the upcoming months, especially as potential buyers enter the market and school schedules come into play. Typically, sales decline in September, but the unpredictable nature of this year may lead to surprises. Meanwhile, Gay Cororaton, a senior economist, highlights the affordability issue plaguing buyers who find themselves between low mortgage rates and rising home prices. With 23% of buyers making cash offers and many putting down more than 20%, it shows just how competitive the market is.
If you’re biting your nails about buying a home, Cororaton advises against waiting. The forecast is that prices and interest rates are likely to climb, so making a move now could be wiser than holding off and hoping for better days. The bond between supply and demand is tightening, and experts suggest that it could take up to 20 years to balance the scales back out.
For those in the market, stay positive. The current market dynamics signal a steady path ahead, especially for millennials who are beginning to enter this prime home-buying age. While they might spend more than their parents did for their first homes, they won’t end up house poor. “We’re not seeing any signs of a crash in home prices,” says Cororaton. So, for Novi and the surrounding areas, the story is just beginning, and it’s shaping up to be an exciting chapter in the world of real estate!
